About Us


Williams Associates were established in 1999, by Andrew Williams and are based in Stratford upon Avon.

With our extensive experience we provide our nationwide clients with high quality professional advice and bespoke cost-effective solutions to their property matters.

We offer a full range of Building Surveying services including building surveys, construction consultancy, dilapidations, party wall matters, defects analysis, planned preventative maintenance, cost assessments for insurance reinstatement purposes, feasibility studies, schedules of condition and cdm co-ordination.

Our client base includes Landlords, Tenants and owner occupiers of commercial, industrial, retail, education, charities and residential properties.

We always maintain close liaison with our clients on all of their projects and our client base has been developed by repeat business together with referrals from previously satisfied clients.

  • Building Surveys

    Whether a survey is required for an individual property or a portfolio instruction, we can provide a range of quality, bespoke building surveys.

    Our extensive experience enables us to provide a commercial, cost-effective and high quality service. We understand that funders, institutions, investors, occupiers and vendors have differing needs. With every instruction we ensure that we understand your particular needs and tailor our survey to meet your requirements.

    The building survey report will describe the physical condition of the building. We will also offer you advice on the most economical methods of correcting defects along with cost estimates.

    In addition, clients can choose to 'bolt-on' additional services, such as Planned Maintenance Schedules, Schedules of Condition, Measured Surveys, and Reinstatement Cost Assessments for Insurance Purposes which can be carried out in tandem with the survey.

    We can also arrange for independent surveys of the mechanical and electrical surveys to be undertaken by others if required by the client.

  • Dilapidations

    Williams Associates specialises in dilapidation matters and act for both Landlords and Tenants in both the preparation of Schedules of Dilapidations for Landlords, and the defence of Schedules of Dilapidations on behalf of Tenants.

    We have a proven track record in providing dilapidations advice across a broad range of property types.

    Through our knowledge of the legal issues, careful inspection of properties, accurate costing of the dilapidations and with our understanding of the property we can formulate our advice and determine the likely scenarios of the claim – all of which are crucial to developing the most appropriate strategy for each client.

  • Party wall and neighbourly matters

    We provide advice in this complex area to property owners, neighbours, developers and project managers. Through careful management of the process and acting within the relevant legislation, we aim to prevent, minimise and resolve disputes as efficiently as possible whilst protecting the interests of our clients throughout.

    We always recommend our early involvement in the design process so we can identify and manage risks to ensure that the development can progress on site, on time and to plan. This approach should also minimise the cost of preparing the Award, both in terms of construction and fees, and remove the possible costly delay that can occur from late application of the Party Wall Act.

    We also undertake Schedules of Condition of neighbouring properties prior to commencement of any works so that any damage caused during the project can be easily identified and rectified. Quality and accuracy of these schedules is crucial to avoid disputes and maintain neighbourly relations.

  • Defect Analysis

    Through our considerable knowledge and experience of both modern and traditional forms of building construction we can undertake careful investigations and exploratory works to diagnose the cause of defects in buildings.

    Having diagnosed the cause(s) of the defects, we can provide cost assessments for remedial works, and if required, we can prepare a specification for the repair works, prepare tender documents, obtain tenders from contractors and undertake the contract administration of the remedial works.

  • Planned Preventative Maintenance

    Adopting a pro-active, rather than a reactive approach to maintenance of building fabric and finishes by undertaking Planned Preventative Maintenance (PPM) inspections and reports can ensure that the long-term value/condition of the built asset is preserved or even enhanced.

    Drawing on our extensive experience our PPM reports identify costs and programme current and predicted repairs, maintenance and replacements. In doing so clients can organise and coordinate major or disruptive works in order to minimise inconvenience to occupiers.

    We can also work in tandem with mechanical and electrical consultants to provide an integrated building fabric, finishes and engineering services solution.

  • Reinstatement Cost Assessment

    Most insurance underwriters require a professional evaluation of a building's rebuilding cost following total destruction.

    An accurate Reinstatement Cost Assessment (RCA) is crucial to ensure that your property is insured at the correct value, and carrying out an RCA is a highly technical exercise.

    With extensive experience across all property sectors Williams Associates are able to provide you with accurately costed Reinstatement Cost Assessments.

  • Schedules of Condition

    A Schedules of Condition identifies the state of repair of a property and records its defects at a given date.

    Schedules of Condition are required for a variety of reasons. They are often produced in relation to leased property and are intended to limit future dilapidations liabilities. They also provide a crucial role in party wall work in identifying any damage that might occur from construction work undertaken by neighbouring owners.

    Inadequate and poorly written Schedules of Condition often result in protracted negotiations particularly in dilapidations disputes resulting in significant financial implications. Williams Associates provide accurate and properly constructed Schedules of Condition for all types of property.

  • Measured surveys

    This is one of our core areas of work. Our instrumentation enables us to offer a wide range of accurate measured survey data, from which we can produce floor plans, elevations, sections and lease plans for all forms of property.
